Investing in a flat-share in Strasbourg

Flat-sharing lives off a gap our Strasbourg page measures with official figures: small homes rent for more per square metre than large ones. Buying large floor space to rent it by the room means working that gap. Here is the complete legal framework, texts cited.

Single lease or individual leases: the first choice shapes everything

The single lease
All flatmates sign the same contract. The joint-liability clause protects the landlord: each answers for the whole rent, and a leaver remains liable for at most six months after giving notice, until their replacement arrives (article 8-1 of the law of 6 July 1989). The surface must follow the number of occupants: 16 m² for two, then 9 m² per additional occupant (decree no. 2002-120).
Individual leases
Each flatmate rents their room under a separate contract, with at least 9 m² and 20 m³ of private space (article 8-1). No joint liability between occupants: an unpaid rent stays that of one room. In return, every departure is a full re-letting, with its application file, its inventory and its fees.

Furnished, almost always

Student flat-shares are rented furnished: the minimum furniture is set by decree no. 2015-981, and the nine-month student lease (article 25-7) aligns the tenancy with the academic year. Income from furnished rentals falls under the furnished-lettings tax regime, whose options are chosen with an accountant: this guide puts forward no figure on that, and be wary of those promised to you.

What the per-room rent does not tell you

Turnover
Student tenants leave more often than a family. Every departure costs a re-letting: the rhythm of fees and inventories belongs in the calculation, not in the surprises.
Vacancy, room by room
With individual leases, an empty room is one rent missing while the home's charges keep running. Summer, between two academic years, is the trough to plan for.
Wear and tear
A home occupied by four people ages faster than the same one occupied by two. The decree's furniture gets replaced; refurbishing between tenants is budgeted from the purchase.

Buying in Strasbourg, without public sale prices
