Our market: the most recent housing stock of the three
Schiltigheim: the Eurométropole, in a more recent housing stock
A few minutes from Strasbourg, rents are lower, and the housing stock is noticeably more recent. For a landlord, that is the difference between a property that lets and a property that has to be brought up to standard.
What we let in Schiltigheim, per square metre
A studio or one-bedroom flat lets here for 16,78 € le m², against 12,48 € for a two-bedroom flat or larger, that is 34 % more for every square metre let. This is the first thing to look at when buying to let: for the same budget, two small flats do not bring in what one large one does.
| Property type | Rent / m² / month | Range |
|---|---|---|
| Flat, all sizes | 14,26 € | 11,41 – 17,83 € |
| One- or two-room flat | 16,78 € | 13,75 – 20,48 € |
| Flat with three rooms or more | 12,48 € | 9,96 – 15,64 € |
| Houseestimated over a wider area, only 506 listings in the commune | 11,97 € | 8,62 – 16,62 € |

Why we don't display a price per square metre
There is no public one. The State publishes every sale in France in the fichier des demandes de valeurs foncières, except those in the Bas-Rhin, the Haut-Rhin and the Moselle, which come under the livre foncier of Alsace-Moselle and not the national property register.
This isn't a publication delay: it's a legal regime, and it won't change. The prices per square metre you'll see elsewhere for Schiltigheim are therefore estimates drawn from listings, not recorded sales. We prefer not to display any and to give you a real opinion on your property instead. It's free and without obligation.
The energy condition of the housing stock
Of the 12,138 diagnostics drawn up in Schiltigheim since July 2021, 5.8 % of homes are rated F or G, and 4.4 % A or B. The most common label is C.
This figure determines what an owner can do with their property: the timetable of the loi Climat et Résilience is progressively closing off letting to the least efficient homes. Having the diagnostic carried out is therefore a prerequisite to any letting, not a formality at the end of the process.

Three questions about Schiltigheim
- Do you cover the whole of Schiltigheim?
- Yes: sales, lettings and rental management across the whole town. Schiltigheim is one of our three documented markets, and the neighbouring towns of Bischheim and Hœnheim each have their own market page.
- Do you manage rentals in Schiltigheim?
- Yes, at the same public scale as everywhere else: the rental management page details what the mandate covers, and the fees page shows the rates in full, with no tab to open.
- How do you appraise a property in Schiltigheim, without public sale prices?
- Alsace comes under the land register (livre foncier): no public file gives sale prices, in Schiltigheim as in Strasbourg. Appraisal is therefore done on site, by comparison with the sales the agency has actually closed. It is free, with an answer within 48 working hours.
