Eurométropole de Strasbourg: the most expensive small home in the Eurométropole
Mittelhausbergen: studios let for more there than in Strasbourg
The figure is surprising, and it really is communal, not estimated over a wider area. It does, however, rest on a small volume of listings: to be read as a trend, not as a market price.
None of the 33 communes of the Eurométropole de Strasbourg has a higher rent for a studio or one-bedroom flat: 19,74 €/m².
What we let in Mittelhausbergen, per square metre
A studio or one-bedroom flat lets here for 19,74 € le m², against 14,26 € for a two-bedroom flat or larger, that is 38 % more for every square metre let. This is the first thing to look at when buying to let: for the same budget, two small flats do not bring in what one large one does.
| Property type | Rent / m² / month | Range |
|---|---|---|
| Flat, all sizes | 15,31 € | 12,51 – 18,74 € |
| One- or two-room flat | 19,74 € | 16,57 – 23,53 € |
| Flat with three rooms or more | 14,26 € | 11,37 – 17,88 € |
| Houseestimated over a wider area, only 499 listings in the commune | 13,61 € | 9,92 – 18,66 € |

Why we don't display a price per square metre
There is no public one. The State publishes every sale in France in the fichier des demandes de valeurs foncières, except those in the Bas-Rhin, the Haut-Rhin and the Moselle, which come under the livre foncier of Alsace-Moselle and not the national property register.
This isn't a publication delay: it's a legal regime, and it won't change. The prices per square metre you'll see elsewhere for Mittelhausbergen are therefore estimates drawn from listings, not recorded sales. We prefer not to display any and to give you a real opinion on your property instead. It's free and without obligation.
The energy condition of the housing stock
Of the 363 diagnostics drawn up in Mittelhausbergen since July 2021, 3.3 % of homes are rated F or G, and 8.3 % A or B. The most common label is C.
This figure determines what an owner can do with their property: the timetable of the loi Climat et Résilience is progressively closing off letting to the least efficient homes. Having the diagnostic carried out is therefore a prerequisite to any letting, not a formality at the end of the process.
