Buying and selling

Who pays the fees on a sale?
The buyer. That is what the agency's fee schedule states, and it changes a buyer's calculation: the fees are added to the advertised price, whereas the notary fees are calculated on the price excluding fees.
How long does it take to obtain a valuation?
48 working hours. The most accurate valuation is still the one carried out on site, but when a visit is difficult, the agency will accept a video of the property along with as much information as possible in order to move faster.
Is there a charge for the valuation?
No. The valuation is free and commits you to nothing: it does not amount to signing an agency agreement.

Rent

Why do letting fees vary from one town to another?
Because loi ALUR caps them per square metre according to local market pressure, at three levels: very high-pressure areas, high-pressure areas, and the rest of the country. This is not an agency commercial policy, it is a legal cap, and it applies to the share paid by the tenant.
Is the check-in inventory included?
It is billed separately, per square metre, and is likewise capped by the loi ALUR. The agency's fee schedule shows it on a separate line, at the same rate across the three zones.
Are the letting fees shown split in two?
No. The amount shown per square metre is the one the tenant pays, in full: it is the share that the loi ALUR caps according to the zone. The landlord pays their own share, of the same amount, at the same prices per square metre. There are therefore two identical shares, not one sum cut in two. The only exception is the studio: the landlord's share is raised to one month's rent including charges, the amounts per square metre being supplemented by brokerage and negotiation fees payable by the landlord alone.

Rental management

What exactly does rental management include?
Three strands. Administrative: leases, rent receipts, rent reviews, declaration of tenant arrivals and departures, representation before third parties. Financial: rent collection, service charges, annual reconciliation, arrears, assistance with property income tax returns. Technical: assessment of rental value, upkeep of fixtures and fittings, quotations and monitoring of works, insurance claims.
Does rental management include letting the property?
No, and this is not a commercial choice. Letting a property (finding the tenant, viewings, the file, the lease, the inventory of fixtures) falls under rental transaction work, strictly governed by the loi ALUR, which requires it to be invoiced separately to the landlord and the tenant. An agency that folded it into a management fee would expose its client as much as itself.
What is the difference between the Pack Crémant and the Pack Champagne?
What is managed, not the level of service. The Crémant is for individual lots; the Champagne for single-ownership buildings, where the agency also acts as syndic: it is this extra work that explains its higher price.
How much does rental management cost?
The rate depends on the pack and on the volume managed, and it falls as the portfolio grows: from 8,00 % of annual sums collected below 10 000 € to 6,00 % above 250 000 € for the Pack Crémant, and from 9,50 % to 7,50 % for the Pack Champagne. Can you insure against unpaid rent?
Yes, through an unpaid rent guarantee taken out in addition, which also covers litigation costs, legal protection and damage to the property. Through its partners, the agency also offers non-occupying landlord insurance and asset management advice.
What happens to the rent collected on my behalf?
They are covered by the agency's compulsory financial guarantee, taken out with Galian for 120 000 €. That is the counterpart of the carte professionnelle: an estate agent cannot hold funds on behalf of others without it.

The agency

Where does the agency operate?
In Alsace and Lorraine. Three markets are documented on the site, backed by official figures: Strasbourg, Schiltigheim and Nancy. The agency holds mandates there, and has a dedicated person covering Lorraine. Elsewhere in both regions, we also travel out.
Is the agency authorised?
Yes. Reboot Immobilier holds carte professionnelle CPI 6701 2020 000 045 111, issued by the CCI Alsace Eurométropole, with a Galian financial guarantee of 120 000 €. Without this carte, practising property transaction or management work is a criminal offence.
