Our market: the small-property market
Strasbourg: it's the small properties that cost the most
In a city of students and young professionals, the square metre of a two-room flat lets for markedly more than that of a four-room flat. That is what decides the return on an investment, and it is what floor area alone does not tell you.
What we let in Strasbourg, per square metre
A studio or one-bedroom flat lets here for 18,18 € le m², against 14,15 € for a two-bedroom flat or larger, that is 28 % more for every square metre let. This is the first thing to look at when buying to let: for the same budget, two small flats do not bring in what one large one does.
| Property type | Rent / m² / month | Range |
|---|---|---|
| Flat, all sizes | 15,57 € | 11,86 – 20,43 € |
| One- or two-room flat | 18,18 € | 14,17 – 23,33 € |
| Flat with three rooms or more | 14,15 € | 10,44 – 19,17 € |
| House | 15,74 € | 10,72 – 23,11 € |

Why we don't display a price per square metre
There is no public one. The State publishes every sale in France in the fichier des demandes de valeurs foncières, except those in the Bas-Rhin, the Haut-Rhin and the Moselle, which come under the livre foncier of Alsace-Moselle and not the national property register.
This isn't a publication delay: it's a legal regime, and it won't change. The prices per square metre you'll see elsewhere for Strasbourg are therefore estimates drawn from listings, not recorded sales. We prefer not to display any and to give you a real opinion on your property instead. It's free and without obligation.
The energy condition of the housing stock
Of the 106,170 diagnostics drawn up in Strasbourg since July 2021, 6.2 % of homes are rated F or G, and 6.1 % A or B. The most common label is C.
This figure determines what an owner can do with their property: the timetable of the loi Climat et Résilience is progressively closing off letting to the least efficient homes. Having the diagnostic carried out is therefore a prerequisite to any letting, not a formality at the end of the process.

Three questions about Strasbourg
- Which Strasbourg neighbourhoods do you cover?
- The whole city. Five neighbourhoods have their own market page, with official figures and their sources: Cronenbourg, Koenigshoffen, Neudorf, Robertsau and the centre. The agency itself is on route de Mittelhausbergen, in Cronenbourg.
- Do you offer studios and student housing?
- It is the heart of the Strasbourg market: small homes rent for more per square metre than large ones. Our student rental guide details the possible leases, the application file and the guarantees; the catalogue shows the rentals currently available.
- Who pays the letting fees in Strasbourg?
- Tenant and landlord each pay their own share, of the same amount, billed per square metre of living space. The tenant's share is capped by the ALUR law according to the home's zone, and the complete scale is public on our fees page.

Strasbourg, neighbourhood by neighbourhood

- Koenigshoffen

- Neudorf
